A fully custom home is designed from scratch for your family and your lot, so the plan, structure and features are all yours. A plan-based or production builder starts from a catalog of existing floor plans and lets you change finishes and some options. Custom gives the most control and usually costs more per square foot; plan-based gives a faster, more predictable start.

With a custom builder, the architect draws the house around your family, your furniture and your land. Plans are revised until the layout fits how you live. With a plan-based builder you choose from existing plans, then change finishes and select options. Structural changes are possible with some builders but are limited to what the plan and the builder's process allow.
Land: your lot or theirs
Custom builders typically build on land you own or help you evaluate a lot before you buy. Production builders often build in their own communities, where lots, utilities and lot-specific costs are already set. Cost: what drives the difference
Per square foot, custom usually costs more because every detail is designed and priced for one house. The National Association of Home Builders' 2024 survey put the average construction cost of a new U.S. home at about $162 per square foot before land, and luxury custom homes typically cost more.
