Custom ranch homes and villas

Sudon Brothers designs and builds single-floor custom ranch homes and villas across the Mahoning Valley for people who want everything they use every day on one level: a first-floor primary suite, an open kitchen and great room, and room for family to visit. Because each home is designed from scratch, it can be as compact or as expansive as you like, on your lot or one we help you find.

One-level living, designed around you

  • First-floor primary suite with a walk-in closet and laundry nearby
  • Zero-step entry from the garage and front door
  • Wider doorways and hallways, and a curbless shower
  • An open kitchen, dining and great room for everyday life
  • A finished lower level or bonus room for visiting family
  • Low-maintenance brick and stone exteriors

Why build a custom ranch instead of buying in a villa community?

Demand for single-floor living is strong across the Valley. New villa and ranch-townhome communities have opened in Canfield and Poland, where a new 1,750-square-foot ranch townhome was listed at $384,900.

A custom ranch gives you the same one-level living with your own floor plan, your own finishes and, if you want it, your own land and privacy, without a shared plan or shared walls.

Ranch homes and villas: common questions

Can you build a ranch home on my lot?
Yes. We design and build single-floor custom ranch homes on land you own or help you evaluate. The lot's width, slope and setbacks matter more for a ranch, because a one-level home has a larger footprint than a two-story of the same size.
Does a ranch cost more to build than a two-story?
Often, per square foot. A ranch spreads the same living space over a larger foundation and roof, which are two of the most expensive parts of a house, so a ranch typically costs more per square foot than a two-story of the same size. The trade-off is one-level living with no stairs.
Do you build villas?
Yes. We design and build single-floor villas and ranch homes. As one client family wrote: “Thank you for building our beautiful Villa. It's wonderful and we love it.”
How much does a Sudon Brothers custom home cost?
Every Sudon Brothers home is priced from its own plans and selections, so there's no catalog base price. The biggest cost drivers are size and shape, foundation and site work, exterior materials, interior finish level and estate features. For context, the National Association of Home Builders' 2024 survey put the average construction cost of a new U.S. home at about $162 per square foot before land, and luxury custom homes typically cost more. See the cost guide.
