What to plan for with each feature

The best estate features are designed with the house. Here's what we think about for each.

Pools and pool houses

Where the pool sits relative to the kitchen and great room, sun through the afternoon, a pool house with a bath and changing room, and space for equipment. Pools need their own permits and safety barriers, which we plan from the start.

Tennis courts and pavilions

Courts need a level, well-drained site and enough room for runoff around the playing surface. Orientation matters for sun glare, and a pavilion gives you shade, seating and storage court-side.

Guest houses

Whether a guest house is allowed, and how large it can be, depends on local zoning, so we check before design begins. Separate utilities and parking are part of the plan.

Outdoor living and kitchens

Covered porches, outdoor kitchens and fireplaces extend how much of the year you spend outside in Northeast Ohio. Gas, water and electrical runs are far easier to plan with the house than to add later.

Home gyms

Ceiling height for overhead lifts, a floor that can take heavy equipment, ventilation, and good natural light. Lower levels and bonus rooms over garages both work well.

Wine cellars

A cellar needs steady temperature and humidity, so it gets its own insulation, vapor barrier and cooling. A basement location helps.

Residential elevators

An elevator is easiest to include during design. If you don't need one yet, stacked closets on each floor can be framed now to take a shaft later.

Smart home systems

Networking, audio, cameras, lighting control and shades are wired while the walls are open, so the technology disappears into the house.
